The Board meets monthly in the Clubhouse at 4437 Larwin Avenue. Owners are welcome. A typical agenda runs: treasurer's report, manager's report, committee reports including architectural applications, old business, new business, and time for homeowners' concerns.

Approved minutes are posted to the document library after the following meeting, and the monthly Tanglewood Times carries the meeting notice and a financial summary.

Bringing something to the Board

Anything you want discussed is best sent to the manager in advance so it can be placed on the agenda. Architectural applications must arrive by the second Tuesday to be heard that month. Enforcement and personnel matters are handled in executive session, and an owner facing discipline may request that their hearing be held there.

Rule changes

The Board gives at least 30 days' advance notice — by newsletter and posting — before adopting a new Association rule, so owners have a chance to comment first.

Management

An owner Board, with professional management

Policy is set by five owner-residents elected to the Board. Day-to-day operations — maintenance, applications, assessments, vendors and resident requests — are handled by Team Chamberlain Property Management, working from the office at the rear of the Clubhouse. Call or email — messages are normally returned the same day.

When you call or write, include your name, your address, your phone number and what the matter concerns. It saves a round trip.

Financial information

Assessments and the funds behind them

Owners may request the records.The budget, reserve study, financial statements and the schedule of fines are available from the manager. So is the resale disclosure package required by Civil Code §4525 when you sell.

Limits the documents place on the Board

  • A regular assessment cannot rise more than 20% over the prior year without a member vote
  • A special assessment above 5% of budgeted gross expenses requires a member vote
  • The Board must make minor repairs up to 5% of budgeted gross expenses without a member vote
  • Fines cannot become a foreclosable lien
  • The Association cannot foreclose on an assessment lien below $1,800 or under twelve months delinquent
