Renting your home

Rental waiting list

The recorded CC&Rs limit how many homes in Tanglewood may be rented at any one time. When the cap is reached, owners who want to rent join a waiting list and are cleared in order.

Before you sign up

Two provisions in the CC&Rs decide whether an owner may rent, and both come before the waiting list:

An owner-occupancy requirement of 24 months before a home may be rented, with an exemption for transfers within the family
A cap on the share of homes that may be rented at one time

The Association publishes the renter-to-owner ratio quarterly. Read the provisions in full in the governing documents.

If you are cleared to rent

Give your tenant a copy of the governing documents
Notify the secretary of your tenant's name in writing
You remain responsible for your tenant's compliance with the rules
Recreational facility rights may be affected while the home is rented

Selling rather than renting?

Escrow and resale disclosure requests go to the office directly — they are not handled through this list.

This page summarises; the CC&Rs govern. The recorded Declaration is the controlling document on rentals, and the Board applies it as written. If your situation is unusual, ask the office before you sign a lease rather than after.
