Falling behind?
Talk to the manager early. The Association cannot record a lien and pursue foreclosure unless the delinquency exceeds $1,800 or is more than twelve months old, and there is a required notice period with dispute rights and payment-plan options before any of that. A conversation is cheaper than a collection file for everyone involved.
Where the money goes
Roofs, exterior paint, about 35 acres of common-area landscaping and irrigation, both pool areas, the Clubhouse and Cabana, common-area utilities, insurance, and contributions to the replacement reserve fund.

Three rules that cover almost everything
Use your garage
Every home has a two-car garage and street parking is limited. Garages may not be converted to living quarters, and vehicle repair happens inside the garage, not outside it.
Mondays, 8 a.m. to noon
The City sweeps our streets every Monday morning. Street parking during those hours is subject to a City citation — except on New Year's Day, MLK Jr. Day, Presidents' Day, Memorial Day, Independence Day, Labor Day, Columbus Day, Veterans Day, the day before Thanksgiving, Thanksgiving, Christmas Eve and Christmas.
Never in the alleys
Not at any time, including sweeping day. The alleys are City property and the City enforces there. Pulling up in front of your garage to wash the car or load and unload is fine; leaving it is not, and can mean a citation, an Association fine or towing at your expense.
Reserved and RV parking
Reserved spaces for RVs, boats, trailers and vehicles are limited to one per household and are assigned from a waiting list held by the manager.
- You must be able to park at least one vehicle in your garage, and actually do so
- One space per household, and only the vehicle named on the form
- Current DMV registration and proof of insurance in the resident's name, updated annually
- The vehicle stays road-worthy and is moved at least once every six months
- No storing other items in the space, and no enclosures built around the vehicle
- Accounts more than 60 days delinquent are not eligible and may lose an assigned space
Trash & recycling
Both bins out every Thursday
Put the bins out the evening before and bring them back in once they have been emptied. Under the CC&Rs, bins are kept out of view the rest of the week — in the garage, the patio or another enclosed spot.
Collection is handled by Valley Vista Services under contract with the City of Cypress, not by the Association. Call them directly for a missed pickup, a damaged bin, a replacement, or to schedule a bulky-item collection.

Pool access
Hours, fobs and guests
- 9:00 a.m. to 9:00 p.m., every day
- Heated from the beginning of April through the end of October; the wading pool is not heated
- Three guests per household, and you stay with them
- Children under 14 must be accompanied by an adult over 18 — this is state law
- No lifeguards. The buddy system applies
- Never lend your key fob or restroom key, and never let anyone in who forgot theirs — that carries a fine
- Infants and toddlers need a plastic swim diaper with elastic waist and legs
Clubhouse
Reserving the Clubhouse
4437 Larwin Avenue. Contact the manager for the reservation form and return it by email.
Capacity
50 people standing. 40 if you are seating guests at tables. Forty folding chairs, four 34-inch square tables and six 6-foot rectangle tables are included, plus kitchen access and HVAC.
Deposit
$300, refundable. It is returned when the keys come back and the room is clean. Accounts more than 30 days delinquent may be declined. An event that charges a fee or turns a profit carries a $300 fine.
House rules
No alcohol served or consumed, inside or outside, at any time. Nothing attached to walls, beams or ceilings. The pool and playground are off limits to your guests. All trash leaves with you. You are present for setup, the event and cleanup.
Paint
The approved patio colors
Sherwin-Williams, and only Sherwin-Williams. Other brands have offered to match these colors and the results have not held up, so matched paint is not accepted.
For touch-up on the front or sides of your home, contact the manager rather than painting it yourself — the Association maintains those exterior surfaces on its own schedule.

Renting your home
The 24-month rule and the 25% cap
Owners voted these restrictions in alongside the restated CC&Rs in 2014. They are recorded, and they run with the property.
Before you can rent
- You must have occupied the home for 24 months
- The community must be below the 25% rental cap
- There is a waiting list, and the renter-to-owner ratio is published quarterly
- Certain family transfers are exempt — ask the manager
While the home is rented
- Give your tenant the complete set of governing documents
- Notify the secretary of the tenant's name in writing
- Owner-lessors give up recreational facility rights while the home is rented
- You remain responsible for your tenant's compliance
Selling
Escrow and resale documents
California Civil Code §4525 requires the Association to provide a disclosure package to a selling owner. Request it from the manager. The Association responds within 10 days and will give you an estimate of the fee in advance.
Buyers should know the community is a planned development, not a condominium, and that the 24-month occupancy requirement applies before a purchased home can be rented.
